We query the NRCS SSURGO database for the actual soil composition of each parcel and compare the USDA-derived PI against your county's assessed PI.
Satellite scan
12 months of Sentinel-2 imagery analyzed per parcel. We measure vegetation health (NDVI), correlate with weather data, and compare against soil PI expectations.
Actionable report

The most detailed soil classification in the U.S. We query the actual soil composition at each parcel and compute weighted PI from Bulletin 810.
Sentinel-2 Satellite Imagery
12 months of ESA/Copernicus 10m-resolution imagery. NDVI vegetation health, bare soil detection, and 12-month trend analysis.
NOAA Historical Weather
50+ years of Bloomington-Normal precipitation and temperature data. Correlates NDVI with weather to distinguish soil issues from drought.
IDOR Certified Values
Official Illinois Department of Revenue certified EAV-per-acre tables and cap rates (2024-2026). Updated annually.
County Assessment Records
Multi-county parcel data including assessed PI, land values, acreage, township, and year-over-year changes.
